LONDON
The district of London is one of the largest metropolitan areas in the world affording a huge and diverse property market. The city of London, also known as the “square mile” is the financial centre, office space here sells for a huge premium with prices upwards of £100 per square foot in the top locations. But London has many centres, each with its own sub-culture and separate property market characteristics.
To the west of London there are the affluent areas of South Kensington, Richmond and Wimbledon, here you will find some fantastic style period properties … but for a price. But also in the west of London are areas of highly affordable properties – relatively speaking for London that is. Areas such as West Kensington, Acton and Norwood offer good value for money, but there is always a balance in terms of what you pay in comparison with commuting and local amenities and entertainment.
Moving to the south there is an equally diverse mix of areas such as the trendy parts of Clapham and Battersea, again the property prices reflect the location with its access into central London areas. In terms of value for money there is Elephant & Castle, centrally located but with relatively cheap property prices.
To the East of London the areas tend to be less expensive, but things are starting to change. The main centre for the 2012 Olympics is being developed along with much enhanced transport facilities. In the post 2012 Olympics era it is quite likely that there will be some significantly more expensive real estate as people move in to benefit from the much enhanced facilities. Maybe an area for above average returns in property investment?
Finally, north London, and what a mix this contains. From the very colourful area of Camden, an area with many of the eclectic and trendy types, to desirable Hampstead and more affordable areas of Barnet and Enfield (who refer to themselves as the “top London Borough” because of their geographical location).
Overall London offers a very rich (in all senses of the word) and diverse property market with great potential for both residential and commercial property investors.
